Viewing the home after property submission or once under contract are also not acceptable alternatives<\/p>\n<\/div><\/li><li class=\"accordion__item \"><div class=\"accordion__header \" data-id=\"post-263\" data-item=\"hfaq-post-263\" style=\"background:#FFFFFF;\" data-tags=\"\"><div class=\"accordion__title\">Will you accept a home located in a homeowner's association (HOA)?<\/div><\/div><div class=\"accordion__body\" style=\"background:#FCFCFC;\"><p>Yes, we purchase homes located in HOAs as long as they meet our requirements and we receive proper documentation during the home submission process. The security deposit and signed lease and Right to Purchase agreement are due within 2 business days. <\/span><\/p>\n<p><span data-sheets-value=\"{\" data-sheets-userformat=\"{\">After we have received everything, we order and pay for the inspection. The agent is responsible for facilitating the inspection and making sure all utilities are on. Allow a 10-15 day inspection period.<\/span><\/p>\n<\/div><\/li><li class=\"accordion__item \"><div class=\"accordion__header \" data-id=\"post-266\" data-item=\"hfaq-post-266\" style=\"background:#FFFFFF;\" data-tags=\"\"><div class=\"accordion__title\">What is the Resident Request Form?<\/div><\/div><div class=\"accordion__body\" style=\"background:#FCFCFC;\"><p>The agent sends the Resident Request Form to households during the property submission process. Here, they may request certain paint, carpet, and appliances. Households are not be able to attend the inspection, nor are we able to share a copy of the inspection report, unless they exercise their Right to Purchase in the future. Although we strive for complete transparency with applicants, as the buyer paying and ordering the inspection, we cannot share results.<\/p>\n<\/div><\/li><li class=\"accordion__item \"><div class=\"accordion__header \" data-id=\"post-270\" data-item=\"hfaq-post-270\" style=\"background:#FFFFFF;\" data-tags=\"\"><div class=\"accordion__title\">Can households negotiate items to purchase from a seller?<\/div><\/div><div class=\"accordion__body\" style=\"background:#FCFCFC;\"><p>Yes, prospective residents may negotiate with the seller outside of the Lease Agreement.
