  • When does Poppa Homes OwnerShip Program become the main point of contact for incoming residents?

    From the beginning, Poppa Homes OwnerShip Program communicate with residents throughout the entire process.

    Once the house has closed and the Make-Ready renovations have been completed, Poppa Homes OwnerShip Program will send a Welcome Email to residents that outlines the move-in process and answers questions that may arise during the lease term. 

  • When and where will residents receive their house keys from Poppa Homes OwnerShip Program?

    By 8:00 a.m. Central Time (CT) of move-in date, Poppa Homes OwnerShip Program emails instructions on key retrieval and home access.

  • How does Poppa Homes OwnerShip Program prepare the home prior to resident move-in?

    Poppa Homes OwnerShip Program performs any safety repairs identified during the inspection and approved Resident Requests. They complete a basic cleaning of plumbing fixtures, appliances, and other surfaces. Poppa Homes OwnerShip Program does not clean the windows, exterior areas, or non-habitable spaces.

  • Is the home cleaned prior to move-in?

    Yes, Poppa Homes OwnerShip Program facilitates a basic home cleaning before move-in. However, this does not include windows, exterior areas, or non-habitable spaces.

  • May rent be paid online?

    For resident convenience, rent and utilities are paid online in the Poppa Homes OwnerShip Program Portal.

  • What do residents need to complete before move-in?

    Before the move-in date, Poppa Homes OwnerShip Program must receive proof of liability coverage and move-in funds.

  • What payments do incoming residents need to make prior to move-in day?

    All payments due under the lease must be paid 72 hours prior to the lease start date. This includes the first month’s rent prorated based on the Commencement Date and applicable fees (pet fees, additional deposits, etc.). Payments can be made on a mobile device using the Poppa Homes OwnerShip Program Resident Portal.

    If moving in on the 25th of the month or later, the following month’s rent must be included in the move-in funds. For more information about tasks to complete before move-in, such as liability coverage

  • Are residents required to have renter's insurance?

    As a condition of the lease, we require that residents carry a certain amount of liability coverage for damage to the property. To find the required amount, refer to the Required Insurance Addendum in the lease agreement.

    To satisfy this requirement, residents can enroll in the Resident Liability Program or use an outside provider.

  • What utilities need to set up for the home before move-in?

    Owner-held utilities: Trash, sewer, and water. These are set up in Poppa Homes OwnerShip Program name and will be available on the lease start date. The resident’s usage will be paid on thePoppa Homes OwnerShip Program Resident Portal along with a one-time $30 set-up fee, and a $9.95 monthly convenience fee.

    Resident-held utilities: Electricity and gas. The resident is responsible for contacting the utility provider directly to set up these utilities in their name on the lease start date. Please do not transfer these utilities before the lease start date, as this can interfere with the Make-Ready Period.

     

  • May incoming residents move into the home early?

    Move-in dates are based on a variety of factors. Residents should plan to move-in on the date listed on the Lease Agreement. If we are able to obtain an earlier date, we will contact the household.

  • How is my move-in date determined?

    Offering our new residents a seamless move-in is our first priority! During the home purchasing process, we do our diligence to evaluate possible circumstances that may impact your lease start date (move-in date).

    Factors considered when planning your move-in include, but are not limited to, rental licensing inspections, HOA requirements, and home repairs. After we determine your move-in date, you will be sent your lease agreement with the anticipated move-in date to review and sign.

  • Will my move-in date change?

    We communicate with you throughout the move-in process and let you know if we anticipate any delays.

    Due to situations out of our control, a move-in date may need to be changed. Reasons for this include, but are not limited to, a closing date change, rental inspection scheduling, or unexpected home repairs. For more information, please refer to your lease.

  • Does Poppa Homes OwnerShip Program install or repair fences?

    Residents are responsible for the maintenance of fences whether one is on the property before move-in or installed by the household.
    If a household would like to install a fence, they are responsible for the coordination and cost. Households must provide Poppa Homes OwnerShip Program with a proposal from a reputable company showing material and labor costs, expected location, and fencing type.
